This can be a difficult and emotional time, however once you have found that buyer, you need someone who can quickly and efficiently move towards settlement.
PRIOR TO YOUR SALE I WILL:
- Prepare and draw up the Contract including any special conditions you may require.
- Determine if there are outstanding arrears or Land Tax obligations.
- Provide the Contract for Sale to your Real Estate Agent to assist with marketing.
TO COMPLETE THE SALE, I WILL:
- Make sure that the Purchaser has paid the deposit to the Agent.
- Organise a "Discharge of Mortgage Authority" to your financial provider and organise production of Title Deed at settlement
- Calculate adjustments and provide cheque draw downs as direction by you.
- Arrange settlement with your financial provider, provide settlement calculations for approval.
- Provide an easy dialog with the purchaser’s conveyancer to arrange settlement
- Complete all final checks
- Attend settlement
